2025, Why It Matters To YOU!

As of 2023, we continue to look forward to many possibilities and opportunities for your Shalimar Association (SA). Some may ask, “why should I be interested?” Stated simply, the 2025 milestone is the year our covenant expires. The SA has successfully advocated for many years to maintain the Shalimar golf course as just that, a golf course. Potentially, there is nothing after 2025 to prevent the golf course from being sold and developed as private homes or other high-density development that is incompatible with the existing Shalimar neighborhood. As neighbors, we are the best advocates for the future of Shalimar golf course and our collective voice can influence the outcome.

This year, we will focus on and consider:
1. Defining our goals as we move toward the 2025 milestone.
2. Identifying opportunities to partner with the City of Tempe, and the current golf course owners, to maintain the course for future generations and/or mitigate the impact of residential development (i.e. traffic congestion, loss of habitat for wildlife, etc.).
3. Educating the community, due to significant turn-over of properties.
4. Encouraging and motivating the community to participate in their association.
5. Vitalizing our website to be a true resource to the community.

The Situation

Current Developer Plans
   The current developer is proposing to turn our beloved golf course into rental homes 7 per acre… 200 plus total. The developer BBLiving.com has a purchase and sale agreement with the Neuheisel family… This agreement would only go into place if they were able to get the property fully rezoned for their intended use. This at a minimum would be a 14-month process and would need the full support of the city. Not an easy process. And we always have the option of putting this on the Tempe ballot for a vote.
   I talked to the owner of BBLiving (the developer ) and his attorney in July. The plan by BBLiving is to turn Shalimar into a patchwork of rental homes, asphalt drives and condos.
       They also want to tear down the historic 1961 slump block clubhouse to make a left hand turn off Golf Ave… Really.
   So, no more Golf … no more Club House and the entire destruction of the last real historical golf course left in Tempe. Do we really want a developer destroying Shalimar where generations of families have grown up learning to play golf together? The citizens of Tempe stopped the Coyote developer in his tracks and we can stop this guy “Braden “with BBLiving.
   We are early in the process; they will still need to do a Preapp with the City of Tempe to get started… I will be notified if this happens.
   The Shalimar Board of Directors is organizing a fight to stop this… we have printed off banners to hang off the back of our homes facing the golf course…. I also will have yard signs
   We need everyone involved who wants to save Shalimar.…. I will not let the city destroy one of the last green spaces in Tempe. On a parallel path we are working on several alternate plans to keep the ownership/management of Shalimar a golf course destination. Anyone who has an interest in helping us make that a reality is welcome to reach out to us. Some thoughts we had for partnerships….. Local High Schools…. Youth Programs….. Golf Management Groups…ASU … Developers who want to keep Shalimar a golf course…..COOP Ownership.. The list could be endless. You can be a part of the solution.

The Shalimar Country Club is a popular nine-hole golf course boasting of three par 3's and six par 4's for a total yardage of almost 2,500 yards. Number five features a 155 yard par 3 with a carry over the areas' biggest lake to a well-bunkered, narrow green. The ninth hole is famous with its island green surrounded by water and 4 bunkers.
The Shalimar Association is not part of the Shalimar Country Club but as home owners, we want to see this golf course prosper. We highly encourage to you to visit this great facility. Click Here...
